Fit for Purpose

Choose your premises to fit your specific criteria. Decide how much square footage you need and give specific considerations to the layout as some smaller spaces may work better. Do you need parking space for visitors or customers? Do you need extensive storage space? Consider the need for access both for staff and clients but also access for services, including internet cabling or three phase power.

Also consider that if you are, for example, a manufacturing company, you may need permission to conduct your business.

Building survey ….Save time and money –

Carry out your due diligence and get a survey

We recommend that a full building survey is carried out for any building on the property prior to exchange of contracts. A buyer will not have any recourse to the seller about the condition of the property after it has been purchased. Please ensure that what you consider to be the extent of the property is what your legal team in form you is the legal boundaries. In addition the survey should comment on the reinstatement value of the building for insurance purposes.

 

Environmental survey and assuming the risks

Commercial properties tend to have a long history of prior industries over the land. Even offices can be built over prior industrial land. If the land has been contaminated it would be the owner of the property who would be liable for the costs of remedying contamination caused by a previous owner or a third party, so it is worth carrying out such a survey to establish risks.

We always advise clients to carry out an environmental survey. Please note that if monies are to be borrowed for the purchase it is likely that the financier will insist on appropriate environmental surveys.

Planning and construction

Regard must be had to planning or construction matters. These tend to be of greater relevance for recently constructed or development properties. Care must be taken to ensure that the property will be allowed by the local authority. Many businesses will have a mixed use and in this case the proportions of the usage will be require (consider a floor plan). Excluding planning, certain types of business may be excluded from operating in areas so best check.
